Formula One heritage building successfully let in Derby

BB&J Commercial has announced the successful letting of the Zul Building, Shaftesbury Street South, Derby, a well-known industrial property with a unique motorsport heritage.

Located on the popular Sir Francis Ley Industrial Estate, the property offers approximately 4,470 sq ft (415 sq m) of warehouse and industrial accommodation and attracted strong interest due to its quality specification and excellent access to major transport routes including the A52, A38 and A50.

Originally constructed to support the restoration of historic Formula One race cars, the building was developed to a high standard by Warings Buildings, the same contractor responsible for the Williams Grand Prix workshops.

Following a targeted marketing campaign, BB&J Commercial successfully introduced Ideaal Flooring Ltd as the incoming occupiers, marking the start of an exciting new chapter for the property.

Liaz Jakhara, Director of Zul Limited, commented, “The Zul Building was specifically designed to meet my needs for restoring historic F1 race cars and holds significant personal value to me. When it came time to step back and vacate the building, I contacted BB&J Commercial, having worked with them previously.

The process was handled professionally throughout and several viewings were arranged quickly. I was particularly pleased to meet the incoming occupiers and felt confident that they were the right people to take the building forward. I would highly recommend BB&J Commercial and would not hesitate to work with them again.”

Cameron Godfrey of BB&J Commercial added, “Working with Liaz on the letting of the well-known Zul Building was a real privilege. Given the bespoke nature of the property and its unique history, it was important to find an occupier who not only recognised its value but could also make full use of its specialist features.

Ideeal Flooring Ltd stood out immediately as the right fit and we’re pleased to have facilitated a smooth transaction and to have achieved a successful outcome for all parties involved”.

The successful letting demonstrates continued demand for well-located industrial accommodation across Derby and highlights the importance of experienced marketing and proactive communication throughout the transaction process.
