Nurton lets 16,000 sq ft at Trigate

A trio of deals have been done at Nurton Developments’ TriGate, as this steady performer lets another 16,333 of office space.

Innovation Solutions, Kumon Education and Fenix Freight are the latest names to sign up and add to a list of well established and successful small to medium sized occupiers, looking to be close to Birmingham city centre but without the rising cost per square foot a city centre office commands.

TriGate’s 73,000 sq ft is now 75% let including 2515 of retail space. It has been on Nurton’s books since 2009, after a £1.5 million was spent as part of an asset management plan to add value and generate growth from the previously outdated 1970’s style office block. A serviced office element was also introduced called Flexibase, offering suites from 500 sq ft.

It does well when the market is low, with occupiers looking to be close to Birmingham but keeping a keen eye on the bottom line and once again when the market picks up, as rental values increase and the city’s core outprices many sme’s, which is what we’re beginning to see now.

“Being on such a prominent intersection of the Hagley Road and a main arterial route into Birmingham, TriGate pretty much advertises itself and always creates a steady flow of enquiries. It’s interesting to see how many business success stories there are out there, looking to expand and get a foothold in the city and be part of its surging local economy.”
