Construction begins on 103,000 sq ft speculative warehouse in Thrapston

Construction works have started on a new 103,000 sq ft logistics and distribution warehouse in Thrapston will begin before the end of the year, according to regional developer Hampton Brook.

Ian Jackson, Development Director of Hampton Brook, says: “The site was purchased by one of our ‘in house funds’ at the beginning of the year and following a successful planning application, we felt the timing was right to develop out this scheme speculatively and are now in a position to start on site.”

He adds: “To speculatively build this scheme is a marker of our continued confidence in the County’s distribution market and in response to the increasing demand for warehousing space in the area.  We are known for delivering a high quality product to the market and we look forward to attracting an occupier to the scheme very soon.”

Hampton Brook submitted a full planning application to East Northamptonshire Council in the spring and full planning consent was secured in July.  The scheme will comprise a single facility offering warehousing of 98,070 sq ft and high quality air-conditioned offices of 4,930 sq ft.

The building is to be constructed to a BREEAM ‘very good’ standard and will include a clear eaves height of 12.5 meters, eight dock-level and two level-access loading doors, and a car park featuring 74 car spaces and 23 HGV parking spaces.

Burbage Realty and Savills are the retained agents on the scheme, known as Thrapston 103.
