Office Space in Town, one of London’s leading flexible office providers, has announced it has received FlexGrade Gold certification across all its uniquely themed London sites in Waterloo, Blackfriars, Monument, St Paul’s and Liverpool Street.
Office Space in Town has become the first workspace provider in the capital to receive Gold certification for all its individual locations from FlexGrade, the first independent benchmarking body to introduce a hotel-star rating system to the flexible office industry.
Office Space in Town achieved some of FlexGrade’s highest scoring percentiles globally across all eight categories, which include building profile, design, compliance, amenities and services, sustainability, health and safety, security, and guest experience. FlexGrade’s “Gold certification” recognises locations that deliver verified excellence across all areas.
The announcement comes as flexible take-up in London reached its highest level since before the pandemic, according to a new report by CBRE which identifies that concierge-led operations and client experiences are improving tenant retention.[1]
Founded in 2009 by brother-sister duo Giles and Niki Fuchs alongside office expert Sarah Singlehurst, Office Space in Town’s London buildings include the Alice in Wonderland inspired Office Space in Town Waterloo and the Monopoly designed Office Space in Town Liverpool Street.
As of August 2026, Office Space in Town’s average client length of stay is 44 months, more than double the London flexible office market average of 19 months, according to CBRE.[2]
Office Space in Town offer a concierge-style client service, as well as integrated “Omni-Office” amenities including gyms, wellness studios, in-office bedrooms and rooftop lounges such as The Deck, a bar, cafe and events space at Office Space in Town Monument directly overlooking the River Thames and city skyline.
FlexGrade’s assessment found that Office Space in Town’s ownership of every building, which gives direct control over quality, investment and the long-term experience of occupiers at each location and is supported by in-house cleaning and facilities management, provided consistently high standards across all offices, communal areas and amenities.
FlexGrade also highlighted the company’s Customer Service Excellence certification, which reflects the importance its teams place on client service, and the family ethos at the heart of its concierge-led culture that traces back Caryl Fuchs, mother of Giles and Niki, who established the UK’s first serviced office in Northampton in 1979 after bringing the concept over to the UK from the US.
