Every unit in the first phase of the Hazeley Enterprise Park redevelopment just outside Winchester on the edge of the South Downs National Park is now either occupied or under offer. That includes units that will not be handed over until the end of the year.
The early take-up confirms strong demand for high-quality business space in the region. Construction of Phase Two is expected to begin before the end of the year, and Hazeley Group is now inviting businesses to pre-register their interest.
Once complete, the redevelopment will add 18 light industrial units and 12 grade A office units to the park, joining its existing 18 units, all of which are fully occupied. Hazeley Group’s first new tenants have already moved in and are operating from the light industrial and office units completed by principal contractor Stepnell.
- 100% of Phase One units occupied or under offer
- 30 new units across the redevelopment: 18 light industrial and 12 grade A office
- 48 units on the park once complete, including the 18 existing units, which are all fully occupied
- 12 acres of landscaped parkland on the edge of the South Downs National Park
- Around 40,000 cubic metres of material cleaned and reused on site during remediation
- EV charging as standard
- 12 businesses are now based on the park, with 5 more due to move in at the end of the year
Hazeley Enterprise Park sits minutes from the M3 and Winchester, on 12 acres of parkland at the edge of the South Downs National Park. It offers businesses strong road connections alongside a beautiful countryside setting.
The new energy-efficient units are built to a high specification and electric vehicle charging comes as standard, helping occupiers keep running costs and emissions down. Units can be adapted to suit different operations. One tenant has taken three adjoining units with an office mezzanine and extra power infrastructure for plug-in warehouse equipment.
The park is built on the site of Northfields Farm, a former chicken farm and feed mill. Before construction started, an extensive remediation programme removed buried contamination. Around 40,000 cubic metres of material was cleaned and reused on site, and a 12-acre field was reshaped into a natural swale and biozone to manage surface water and support wildlife.
The work has been shortlisted for Best Land and Soil Investigation Project at the Environment Monitoring and Measurement Achievement Awards 2026.
As the park grows, Hazeley Group is also investing in the surrounding community. Its Community Grant Scheme, now in its third year, has doubled its grants for 2027 to up to £500 each for schools, clubs, charities and community groups in the Parish of Twyford.
Last year, seven local groups shared £2,642, funding everything from new play equipment at a recreation ground to programmable floor robots for a primary school. Applications for this year close on Monday 2 November, with award funding in early January 2027.
Work is moving ahead on the Hazeley Hub, a new community space at the heart of the park due to open in spring 2027. The Hub will include a café, plus a meeting room and events space, giving occupiers and the wider community somewhere to meet, work and connect.
Nikki Bream, Managing Director of Hazeley Group, said: “Demand for Phase One has outpaced even our own expectations, and seeing every unit occupied or under offer, before some of them are even finished, is a real vote of confidence in Hazeley Enterprise Park. Businesses are choosing us because they can have high-quality, sustainable space with great connections, in a setting that’s genuinely enjoyable to work in.
With construction of Phase Two due to begin before the end of the year and the Hazeley Hub opening in spring 2027, the park is becoming a real business community. If you were thinking about making the move, now is the time to pre-register. We’d love to welcome you in 2027.”
Businesses looking for office or light industrial space in 2027 can pre-register now to be first in line when Phase Two units are released.
