Redditch industrial units offering 26,000 sq ft brought to market

A pair of refurbished industrial units in Redditch have been brought to market offering 26,000 sq ft of space near the M42 and M40.

Unit 5 and Unit 6 at The IO Centre, an established trade and industrial estate at Park Farm, Redditch, are being marketed by Birmingham-based commercial property agents Shepherd Commercial on behalf of current occupier VSMPO Tirus.

Unit 5 provides 11,343 sq ft and Unit 6 offers 14,423 sq ft, with both benefiting from 8m clear eaves, two electric level access loading doors and two-storey offices. Unit 6 also includes a secure, palisade fenced and gated yard.

The units can be let individually or combined to provide 25,766 sq ft of industrial floorspace.

The estate lies around 14 miles south of Birmingham city centre, with access to the M42 and M40 within a few miles, and Birmingham New Street reachable by rail in around 35 minutes.

The instruction comes amid continued demand for industrial accommodation across Birmingham and the wider West Midlands. Shepherd Commercial’s Birmingham Industrial Market H1 2026 Report recorded 19 industrial transactions totalling more than 525,000 sq ft during the first half of the year, alongside 23 live industrial instructions across the region.

Both units are available via sublease of an existing tenancy running until June 2032, at an asking rent of £10.75 per sq ft.

Kaine Arkinson, Managing Director at Shepherd Commercial, said: “Redditch continues to see strong occupier demand as businesses compete for a limited supply of good quality industrial space near Birmingham.

“Unit 5 and Unit 6 at The IO Centre offer well-specified accommodation close to the M42 and M40, whether occupiers need the combined space of almost 26,000 sq ft or want to take the units separately.

“We expect strong interest given how scarce similar space has become in this part of the West Midlands.”

Shepherd Commercial is a Birmingham and Solihull-based commercial property agency and firm of chartered surveyors, with more than 175 live agency instructions and a management and advisory portfolio spanning more than 500 individual commercial assets across the Midlands. During the first half of 2026, the firm completed 19 industrial transactions totalling more than 525,000 sq ft across the West Midlands.
