Keyland launches Rotherham development site to market with consent for 333,000 sq ft of employment space

Keyland Developments Ltd, the property trading arm of Kelda Group and sister-company to Yorkshire Water, has launched to market a 24.4 acre site in Rotherham which has planning consent in place for 333,000 sq ft of employment space. GV & Co has been appointed as sole agent to market the site.

Rotherham Metropolitan Borough Council granted outline planning consent for the redevelopment of the brownfield, surplus land at Aldwarke Treatment Works in 2024. The site has been allocated for employment use and the permission enables the creation of up to 333,000 sq ft of B2/B8 industrial and distribution accommodation over 15 units ranging from 4,000 to 75,000 sq ft.

The new development has an estimated GVA of £28M and the potential to create circa 852 new jobs when fully operational.

The site, which has direct access to J33 of the M1, fronts onto Aldwarke Lane in an established commercial area with surrounding occupiers including Liberty Steel, Graphic Packaging and Planet X. A number of retail outlets are also nearby including Asda, Iceland, KFC and McDonalds alongside proposed access to Parkgate Retail Park via the new Parkgate Link Road and Park & Ride.

The new development will increase employment opportunities in the local region as well as deliver a wide range of accommodation to expanding businesses in the area, in addition to those looking to relocate and invest into Rotherham.
