Successful occupancy activity for Orega at Ingenuity House in Birmingham

Zenix Aerospace has taken 30 desks (940 sq ft) over 2 suites in Orega’s flexible workspace in Ingenuity House in Birmingham. As a result, 92% of the 30,500 sq ft flexible workspace Orega manages in a partnership agreement with landlord Aberdeen is now occupied, six months ahead of plan.

Zenix Aerospace is a premier player in delivering precision-machined airframe, aero engine components and complex assemblies for commercial aerospace, defence and space applications. It was acquired by Sullivan Street Partners in July 2025 for £200 million.

This signing follows on from other deals signed in the office space including a major household name airline company who took training space for cabin crew, pilots and ground crew.

Orega first opened new flexible workspace space at Ingenuity House in early 2024 following extensive refurbishment to provide around 550 workstations on the ground and first floors of the building. The building also offers a communal atrium where all customers can enjoy hospitality-led amenities and facilities.

In a pre-deal before coming on site, Orega also “sold” 150 desks on the 1st floor to TSB on bespoke flexible terms, a real testament of the quality of the Orega offering within the building.

Ingenuity House is a unique, highly sustainable office building comprising 114,635 sq ft on five storeys, with a Grade A specification. It is an intelligent building and utilizes top grade integrated technology to successfully create a healthy and inspirational working environment, including using space occupation analysis systems to maximize space utility and energy consumption.

Other tenants in the building include AXS, Flooid, Allianz, Vistry and Davies Group and the building is almost fully let, with only 6,500 sq ft left on the top floor.

It is located on one of the UK’s best commercial hubs, adjacent to Birmingham International Airport and Railway Station and close to the NEC, Resorts World and the Birmingham Interchange at HS2.

Ingenuity House is the second flexible workspace that Orega runs in Birmingham. It also offers space at The Colmore Building, 20 Colmore Circus, Queensway.
