Tishman Speyer, a leading global developer, owner, operator and investment manager of first-class real estate, today announced that it is set to proceed with the major refurbishment of its landmark Holborn Circus property in Farringdon, following the achievement of two key milestones that enable works to move forward.
Tishman Speyer has successfully completed a full recapitalisation of the property and has now agreed on an early termination of its lease with Sainsbury’s, whose headquarters occupied the building until September 2025. With funding fully secured and a path to vacant possession achieved, initial works are expected to commence in the second half of 2026.
The refurbishment of Holborn Circus will transform the building into a highly sustainable, contemporary office destination. Plans include the creation of new internal atriums, a reimagined ground floor and basement experience, and the addition of a new roof terrace offering breathtaking views across London. On completion, the property will meet the highest standards expected of modern, best-in-class office space, combining innovative design with exceptional environmental performance and an enhanced customer experience.
Located moments from Farringdon station, with direct access to the Elizabeth line and national rail services, Holborn Circus is exceptionally well positioned within one of London’s most vibrant and well-connected sub-markets. The refurbishment comes at a time when the availability of prime City office space remains constrained.

Leasing agents CBRE, Knight Frank and Newmark have been appointed to introduce this new chapter for Holborn Circus to potential customers.
