Central Birmingham office market take up figures for Quarter 3, 2025

Office take up in Q3 2025, in the central Birmingham office market, totalled 178,654 sq ft in 33 deals, according to figures compiled by Birmingham Office Market Forum. When added to the 38 deals totalling 182,794 sq ft recorded in H1, total take up for the year to date amounts to 361,448 sq ft in 71 deals.

The first half of 2025 represented a muted start to the year in terms of recorded take up against historic levels however, as previously reported, actual market activity has been significantly more promising with a healthy volume of live occupier requirements and a number of sizable deals known to be under offer which is a positive trend that has continued as we move toward year end.

This has led to an increase in transactions recorded completed during Q3 and a continued general anticipation that take up will continue to grow and ultimately produce a robust full year position in line with the 5 year average.

Of additional note, but not included in the above figures, The Birmingham Centre for Anatomy, Surgical & Clinical Skills competed a significant transaction of 50,954 sq ft at Birmingham Health Innovation Campus, reflecting the continued growth and importance of the Life Science sector to the regional economy of Birmingham.
