The Yorkshire industrial and logistics team of property consultancy Knight Frank has been appointed to market a new state-of-the-art industrial development by the M62 in Huddersfield.
Work is now well advanced on the transformation of the derelict Wappy Spring Inn in Lindley Moor Road into 13 quality industrial units with office space.
The Bradford-based Nano Park Company is developing the site, creating 120 jobs.
The site has remained vacant for several years and, as a result, has become a hotspot for anti-social behaviour, including fly-tipping, arson and vandalism.
Edward Marshall, director of the Nano Park Company, explained: “As the steel frame is currently being erected for the second building on this site, we are pleased to appoint Max Vause at Knight Frank as joint letting agent with Matthew Jennings of Eddisons.”
“Max has been key to the letting of all our Nano units across West Yorkshire to date and we are pleased to have him on board with this project in his new role at Knight Frank.”.
Max Vause commented: “It has always been a pleasure to work with Edward and Jimmy Marshall at the Nano Park Company, both at my previous role at Carter Towler and now at Knight Frank. They are can-do developers who always focus on solutions rather than problems.
“Edward and Jimmy have already created very successful Nano Parks in Bradford, Wakefield and Armley, which are completely full. The Nano Park model provides an ideal base for small and fledgling companies and satellite operations for larger firms. The units feature warehousing space on the ground floor, with offices above.
“Crucially, this development will provide much-needed industrial, office and storage space in a superb location next to the M62. There are no other similar developments in the Huddersfield area of this size and quality and this Nano Park will ensure the very best young and flourishing companies remain in the region and foster economic growth.”
Talking about Wappy Spring, Edward Marshall commented: “Once upon a time, the Wappy Spring was a famous Huddersfield landmark. Sadly, over recent years, the lack of active use has contributed to ongoing issues, creating an unattractive and problematic space that serves no benefit at all to the local community.
“Our 12,000 sq ft development provides the opportunity to bring the site back into positive use, addressing these long-standing concerns while delivering significant economic and social benefits, including creating 120 new and sustainable jobs.
Leading Yorkshire construction firm Percy Pickard Contractors are now on site and the 13 units are scheduled to be ready for occupation by Summer next year.
Edward Marshall continued: “It has been a pleasure to work with Kirklees Council on this project. Special shout-outs should go to councillors Anthony Smith and Ashleigh Ronison, together with planning officer Louise Bearcroft. They have all helped to turn our dream of regenerating the Wappy Spring site into a reality.”
Jimmy Marshall, a director of the Nano Park Company explained: “The first floor is a fully fitted-out office, designed to a very modern high standard and with a contemporary feel. We have seen a gap in the business space market where not all occupiers want just five of 10 per cent of office space in their unit. Our office design and facilities are perfect for the more Internet-based world, where a quality office is part of the space needed.”
