Sunley House Winchester puts rivals in the shade as office development gets new lease of life

A landmark mixed use development in the heart of Winchester has achieved its first office letting prior to completion. Wealth management company Brewin Dolphin is to occupy a newly-refurbished office in the heart of Winchester, as it expands in the South.

The lease was secured by the office advisory team of LSH and Goadsby, acting on behalf of the landlord, and JLL, who acted for Brewin Dolphin. It followed an extensive search for a city-based location with excellent links and a modern working environment.

Allan Pickering, Divisional Director at Goadsby, comments: “After substantial investment, Sunley House has become an example in how to achieve exceptional results refurbishing commercial space in the heart of Winchester, to satisfy the continued demand for quality office space. The office space has attractive cityscape views and we continue to receive a good level of interest in the remaining first floor space that extends to 3,751 sq ft and would suit a similarly expanding business in need of flexible open plan city centre space.’’

Andy Hodgkinson, Director for the South Coast team of LSH, said: “Sunley House has undergone huge refurbishment, both internally and externally, over the past year following major investment by the landlord. The development is now one of the finest contemporary offices in Winchester. The letting has been secured prior to refurbishment works being completed – and this just shows the confidence in this renovation project and Winchester as a great place to do business.

“The city continues to be a highly-desirable location and a key factor in this success is the university and excellent road and rail links. With easy access to the historic city centre, an abundance of natural light and cityscape views, we are sure Sunley House will provide a fantastic working environment.”

Nella Pang, Director at JLL, said: “There is strong demand and little quality office availability in Winchester city centre. Sunley House is ideally located close to local amenities and a short walk to Winchester train station ideal for Brewin Dolphin, which is focused on enhancing its connectivity for its clients and employees.”

Alastair Warwick-Smith, of Lewis Investment, stated: “We are delighted to have let the second floor of the property off-plan to such a quality tenant. This is a good result for our investors and vindicates the decision to carry out such an extensive refurbishment. Sunley House offers a very rare opportunity to obtain high quality modern offices with a regular rectangular footprint in the heart of the historic part of the city. This coupled with a good parking provision makes the space unique, which we are sure will be recognised when we officially launch the first floor following the installation of the lift at the start of next year.”

Adam Jarvis, Divisional Director at Brewin Dolphin Winchester, said: “Winchester is a prosperous city within a relatively short distance of Southampton, Portsmouth, Bournemouth, and other thriving towns on the South Coast. Our new larger office at Sunley House will provide the perfect base for our continued growth.”

The first floor of the building, covering 3,751 sq ft, is still available and has attracted significant interest from potential occupiers.
