Three more occupiers have moved into the Bocam Park business park at Bridgend, with lettings totalling 20,000 sq ft in the last 12 months.

Following an earlier letting at the 9,100 sq ft Building 10/11, Abertawe Bro Morgannwg University Health Board has leased 7,257 sq ft to consolidate existing operations on to the 2nd Floor of Building 1.

In addition, energy and regeneration specialist ENGIE has leased a 2,952 sq ft suite on the 2nd Floor of Building 31. Engie Regeneration moved to Bocam Park having outgrown its Cardiff premises following a series of contract wins, including housing projects worth £28m for Wales’ largest registered social landlord Pobl Group.

A spokesperson for Abertawe Bro Morgannwg University Health Board commented: “The new unit really meets our needs, providing enhanced facilities whilst maintaining the immediate access to the M4 corridor that we required.”

Edward Rees, Regional Director at ENGIE, said: “Bocam Park was a great move for us. We have been through a period of continued growth and needed quality office space for our extended team with great access to the M4 corridor.”

In each case, landlord Second Horizon Limited was advised by the Cardiff office of property consultancy Knight Frank. Mark Sutton, Office Agency partner at Knight Frank, said: “The landlord has adopted a hands on approach to investing in Bocam Park, and along with upgrading all of the common areas and investment in the buildings has also carried out a full fit out for the Health Board.

“To achieve this high volume of lettings is a great result for an M4 business park and is testament to the high quality accommodation along with great connectivity of Bocam Park. Following a very successful period, vacancy is now less than five per cent across the entire park at 135,000 sq ft.”

Bocam Park lies immediately adjacent to Junction 35 of the M4 motorway, approximately two miles north of Bridgend. The site has already attracted a number of high profile occupiers including the new Mercedes South Wales headquarters, and other office occupiers include Staedtler, Macmillan, Skanska, Davies Turner and Handelsbanken. Opportunities remain for occupiers of 1,000 – 3,500 sq ft in existing buildings with quoting rents from £12.50 psf and development land is available for larger requirements.
