Unit plan for remaining plot on Sheffield industrial estate

The last remaining plot of a Sheffield business park is to be redeveloped into a new eight unit industrial estate and completed for summer 2018.

Owners L&T Grayson Investments Ltd have instructed the Sheffield office of commercial property consultants Knight Frank to market the proposed £2.5m development at Winston Business Park on Churchill Way in Chapeltown.

The new high quality units, to be built on the last undeveloped plot forming part of Junction 35a Business Park, will range from 3,609 to 4,140 sq ft and can be combined to offer up to 14,436 sq ft, across the two acre site.

Winston Business Park will sit in an established commercial location which already boasts occupiers including South Yorkshire Police, Britglass and Linbrook Services. Neways Chartered Building Company has already signed up for Unit A on the new site designed by Sheffield’s Tatlow Stancer Architects.

It also adjoins the established Thorncliffe Business Park, which is one of the region’s largest out of town business parks and also home to a mixture of office and industrial occupiers.

Rebecca Schofield, partner at Knight Frank and head of the Yorkshire Industrial team, said: “There is a shortage of good quality units of this size, we anticipate good levels of interest as they will offer high quality accommodation in a strategic location near the M1 which offers flexibility to suit a variety of occupiers.

Finished specifications will include planning consent, steel frame construction with clad elevations, office accommodation over two floors with personal entrance, full height roller shutter loading access to the warehouse, connection to all main services and dedicated parking with shared loading.

The proposed development will front onto Churchill Way, which is accessed off Thorncliffe Road, offering easy access to Junctions 35a and 36 of the M1 via the A616.
