Woodgate hooks global brand

Acting on behalf of Uninterruptible Power Supplies Limited (UPS Ltd), national commercial property consultancy, Lambert Smith Hampton (LSH), has acquired new global headquarters at Woodgate on the Bartley Wood business park near Hook, Hampshire.

UPS Ltd is a leading provider of power protection product and service solutions including UPS, standby diesel generators, battery banks, switchgear, power conditioning equipment, software and ancillaries. The company has purchased the 23,600 sq ft fully refurbished office building and will relocate its staff from its current offices at Calleva Park, Aldermaston. UPS Ltd is a division within the Kohler Co.’s Global Power Group, which acquired UPS Ltd in 2008. The Kohler Company owns many other global brands, including Kohler Mira.

Bartley Wood is a well established and successful business park totalling 43 acres, close to junction 5 of the M3. The park has already attracted a number of major occupiers including Virgin Media, EDS, Lenovo, Serco, BMW and First Drinks. UPS Ltd is expected to take occupation of its new HQ in July.

Represented by CBRE and Hollis Hockley, the vendor in the transaction was Wirral Borough Council acting as Administrating Authority for Merseyside Pension Fund.

Tom Fletcher, Associate Director in LSH’s Thames Valley team, commented: “In a difficult economic climate, it is encouraging to see a business like UPS Ltd bucking the trend by proactively acquiring new offices to support strategic growth and advancement, rather than just reacting to a lease event. UPS Ltd owns its existing premises at Calleva Park so will be seeking to dispose of these in due course.”

Emma Lockey at CBRE added: “This is the second significant office deal in Hook this year following on from Alphabet, a subsidiary of BMW, acquiring 33,228 sq ft also on Bartley Wood Business Park.  UPS Ltd was attracted to Woodgate because it had been refurbished to a high standard satisfying the company’s needs for a modern workplace on a successful and highly accessible business park.”

LSH’s Thames Valley team has completed four significant corporate office acquisitions totalling 145,000 sq ft in the wider M3 office market in the last nine months, signalling a vote of confidence for the region.
