£27million 60,000 sq ft Grade A office construction completes at Winnersh Triangle

PATRIZIA UK, manager of Winnersh Triangle, has announced the on schedule completion of 1030 Eskdale Road, its £27 million, Grade A speculative office development at the business park near Reading.

PATRIZIA UK commenced work on the major four-storey, 61,780 square feet office scheme at 1030 Eskdale Road in November 2014, in partnership with main contractor, Wates Construction.

As part of the 1030 development, PATRIZIA UK has also created a communal green space for the benefit of everyone working at the business park. This extensive area provides an entirely new landscaped environment with trees, shrubs and seating arranged around the large, circular ‘green’.  This facility will host a wide variety of park events, such as barbecues, food festivals, seasonal fairs and cultural performances

1030 Eskdale Road is prominently located at the western end of the 85-acre business park, which provides a total of 1.46 million square feet of office, industrial, data centre, R&D and amenity accommodation.

The construction of 1030 Eskdale road also created 16 on-site training opportunities as a part of Wates’s commitment to boost local employment with its Building Futures programme, ten Reading residents securing full-time employment with Wates and its sub-contractors.

Wates’s involvement at Winnersh Triangle has also seen the site team donate building equipment and materials to Winnersh Primary School, which has since used the items to build a construction area within the school grounds for its pupils.

Dan Williams, PATRIZIA development director, said: “1030 is the only significant new build Grade A office constructed in the out-of-town Reading market in this development cycle, and the strong level of interest we’ve seen from occupiers endorses our decision to develop this high quality building on a speculative basis. The enhancement to the overall amenity space, together with Winnersh Triangle’s proven ability in attracting leading international names under PATRIZIA’s management, means that we are confident we will be welcoming new companies to the Park, helping to create more jobs in this popular part of the Thames Valley.”

Peter Whitmore, Business Unit Director, Wates Construction, Southern Home Counties & South West, said: “The completion of 1030 Eskdale Road at Winnersh Triangle marks the conclusion of an efficient build programme and one that fulfils PATRIZIA’s objective to create a prime commercial space at the heart of a vibrant business hub.

“Wates’ delivery of 1030 has become an excellent catalyst for creating a host of training and employment opportunities for the local community, which reflects our deep commitment to providing an economic benefit to the areas in which we work, in turn serving to overcome the skills shortage our industry is facing.”

Agents JLL, Strutt and Parker, and Vail Williams are jointly marketing the 1030 development.

Easily accessible by road just off junction 10 of the M4, Winnersh Triangle also benefits from its own train station within walking distance. Onsite amenities include a four-star hotel with restaurant, conference facilities and a range of leisure facilities, plus a retail store, café, nursery and ATM.

Winnersh Triangle was acquired in July 2013 with funds managed by Oaktree Capital Management LP and real estate investor PATRIZIA UK Ltd.
