The holiday letting market in 2012 looks attractive

Chesterton Humberts has a dedicated leisure department specialising in the sale of holiday letting businesses throughout the West Country and after a successful year in 2011, are hopeful for 2012.

Stephen Richards who heads up the leisure department comments “We have seen strong enquiries for holiday letting complexes within the first two months of the year with the majority of the purchasers coming from outside of the region especially London and the home counties that are looking to move into the area for a change in lifestyle.”

The typical purchaser that are enquiring is a husband and wife team which that have sold their property and are looking to buy a holiday letting business as a semi retirement project.  They are usually aged between 45 – 55 with children that have already fled the nest.  Chesterton Humberts report that they have seen higher levels of people that are being forced into the move due to redundancies than in previous years.  They are attracted to holiday letting business due to the popularity of the “Staycation” at home holiday which has lead to increase trade for businesses of these types.

Chesterton Humberts are currently marketing over 30 holiday letting complexes across the South West and have recently brought Penhawger Farm & Cottages, Merrymeet, Liskeard, Cornwall to the market at a guide price of £1.5 million.

The property provides a 5 bedroomed detached period farm house with potential to extend which is currently divided into 1 two and 1 three bedroomed cottage.  There are four high quality holiday letting cottages, two of which are detached along with a charming restaurant which is used as a function facility for weddings.  There are a range of outbuildings including stabling, agricultural barn and storage buildings.  In all set in 10½ acres of pasture and paddocks.

Stephen Richards of Chesterton Humberts comments “We expect to receive strong interest in Penhawger Farm as the property has not been on the market for 26 years and offers a rare opportunity to buy a self catering business and a wedding venue which has a proven tracker record”.
