GJS Dillon disposes of Bromsgrove industrial unit to SIPP

Worcestershire commercial property consultancy GJS Dillon has sold a Bromsgrove industrial unit to a Self Invested Private Pension (SIPP) scheme.

Acting on behalf of a private client, GJS Dillon’s Bromsgrove office has sold the freehold of 1 Worcester Court, Smiths Way, Saxon Business Park, Stoke Prior, Bromsgrove, B60 4FH, a 2,211 sq ft sq ft industrial unit with vacant possession, for £182,500 to a SIPP whose owners intend to relocate their own business into the unit.

1 Worcester Court is located on one of Bromsgrove’s prime out of town business parks with easily accessible estate roads.  It is a modern self-contained detached industrial/warehouse unit of steel portal frame construction with brick and block cavity wall, insulated steel profile panel cladding with powder coated windows and door frames surmounted by an insulated steel profile panel clad pitched roof with translucent roof lights.

“This property was sought after by a number of potential purchasers, as there is a shortage of good quality freehold industrial units in the county, with the equivalent of less than nine months stock available,” says John Dillon, Managing Director of GJS Dillon.

“For landlords and owner occupiers there has not been a better time to sell since the credit crunch, as the recent changes to the SIPPs rules, continuing low interest rates and the increasing willingness of the banks to lend have made smaller freehold properties very attractive, as many company directors seek to purchase a property for their business through their pension schemes.  Indeed this sale underscores this trend for acquisitions via a SIPP scheme.

“For any landlords or owner occupiers thinking of selling, our in-house building surveyor can advise on how to bring their properties up to standard to maximise the value for a sale,” says Mr Dillon.

“This sale once again underscores the strength of Bromsgrove as a premier business location, with good communications, a flexible workforce, key lifestyle factors and ready assistance from the LEP, County Council and other public sector bodies.”
