Harris Lamb’s Commercial Agency team has overseen the letting of a 21,000 sqft Redditch warehouse to a coffee producer at what is understood to be a record rent within the region.
Instanta Coffee, a Polish producer supplying mainstream supermarkets across the UK, has signed a five-year lease on Unit 14 at the IO Centre, a well-established commercial estate in a prime location on Nash Road.
Owners Canmoor have recently invested in an extensive refurbishment at the estate, that is one of the key, best-in-class secondary business parks in the area.
Neil Slade, who oversaw the deal said: “Offering quick access to the M42, the IO Centre is one of the leading multi-let and mid-box schemes with its excellent strategic location and modern, high-specification units.
“The secure estate enjoys consistently high occupancy rates and there was significant interest in Unit 14 when it became available. Extending to 21,175sqft, the property boasts two-storey offices, a gated 35m yard, high eaves, excellent onsite parking and finished to a high standard following the refurbishment.
“This specification, teamed with the estate’s excellent security and road links, met with Instanta Coffee’s requirements for a central UK location to distribute its products throughout the country. Terms were swiftly agreed for a five-year lease off a headline rent of £12 per sqft, what is understood to be a record within the Redditch area for comparable units,” he added.
Established in 2001, Instanta Coffee has undergone significant expansion over the past 25 years. Specialising in producing coffee under the brand names of its’ clients, the business produces and supplies its coffee to large supermarket chains, importers distribution and vending and catering companies.
Working alongside joint agents Truslove, Harris Lamb report strong interest in the other refurbished void units onsite, ranging from approximately 7,000 sqft to 15,000 sqft.
