Newmarket office scheme to meet shortfall in supply

With the amount of available offices in Newmarket falling away sharply as market conditions improve, July Court offers an excellent opportunity for businesses to secure new high quality accommodation in a prominent and accessible location.

The Scheme, which is to be constructed and is available on a pre-let or pre-sale basis, comprises two self-contained office buildings of around 8,600 sq. ft. and 9,600 sq. ft. The buildings will be fitted to a high specification meeting current standards and will benefit from comfort cooling, full access raised floors, recessed lighting and 70 car spaces in total.

Occupiers’ bespoke requirements can be accommodated and the buildings can be delivered within approximately eight months from agreement. Alternative uses will be considered, subject to the necessary planning consents.

July Court is located on Willie Snaith Road in the heart of the town’s commercial district and close to a new Tesco Extra currently under construction. There is excellent access to both the town centre (1.5 miles) and junction 37 of the A14 (0.5 miles).

Ben Green of letting agents Barker Storey Matthews comments: “At a time when supply is at an all-time low in the mid-Anglian region, July Court offers the opportunity to acquire a new office building. Newmarket commands a strategic location within East Anglia with excellent road connections via the A14, M11 and A11. The buildings provide an ideal regional headquarters, or would suit an expanding local company wishing to upgrade its premises”.
