National property consultancy Carter Jonas has advised Selwood, part of The Workdry Group on securing a circa seven-acre industrial outdoor storage (IOS) facility in Stoke-on-Trent via the assignment of an existing lease. The transaction, led by Carter Jonas’ dedicated IOS team, represents a key move in Selwood’s national expansion strategy with the site becoming its Midlands hub, supporting the wider branch network across the UK.
The modern logistics and IOS facility features multiple offices, operational buildings, and advanced equipment, extends to circa seven acres (2.89 ha) of secure IOS and includes a circa 30,000 sq ft industrial unit. The site also benefits from Type 1B concrete surfacing, supporting heavy plant operations and HGV movements. The facility provides substantial capacity, offering 98 trailer bays, 42 tractor unit bays, and 105 car parking spaces, making it well suited for a wide range of logistics and transport operations.
Located adjacent to the A500/A53 interchange and close to the M6, the site occupies a strategic position with strong regional connectivity and ease of access to national motorways. The secure facility also features CCTV, perimeter fencing and lighting and ANPR controlled access, alongside comprehensive on-site infrastructure.
Tom Bradley of Carter Jonas said: “Opportunities to secure well-appointed IOS sites at this scale and specification are exceptionally rare. With its combination of high-quality infrastructure, strong transport links and substantial capacity, the site is ideally positioned to support Selwood’s evolving operations and national expansion plans. We are extremely pleased to have supported Selwood and to have played a role in creating new opportunities at this highly valuable IOS site.”
Ashley Wheelhouse, Group Property Manager at Selwood said: “We are delighted to have secured this strategically important site as we progress The Workdry Group’s property strategy with the support of The Workdry Group leadership team and Arcus, our investment partner.
“This high spec, sought-after, and well-located facility will ensure we can support customers with integrated water solutions solving their challenges.
“The new site also celebrates and showcases our new brand, and supports our long-term growth plans across the UK.”
