Federated Hermes has been granted planning consent to redevelop a 60,268 sq ft warehouse at Fleets Corner Business Park in Poole, providing a comprehensive industrial refurbishment and the creation of modern office accommodation. This coincides with a duo of tenants signing for space at Fareham Reach Business Park, highlighting significant investment and occupier demand across the two assets.
The £2.4m programme for Unit A3 at Fleets Corner comprises the complete removal of the existing roof, including installing a new metal deck with a built-up metal roofing system incorporating new rooflights. The refurbishment will include a new mezzanine level to create 3,682 sq ft of modern office accommodation, complementing the existing office provision on-site. Due to complete in Q1 2027, the building will be fitted with a new platform lift, WC and shower facilities, LED lighting, AC installation, and a suspended ceiling.
Located along the south coast in Gosport, Fareham Reach has secured two tenants to new leases, including the 19,000 sq ft Jessie Leigh Dance & Cheer Academy. The newly launched space offers the academy’s inclusive, world championship program, hosting classes suited to a range of ability levels. This high-quality, community-focused addition to the asset is joined by UK and Ireland’s fastest-growing motor factor, GSF Car Parts, which has also agreed a new lease on Unit 810.
Collectively, these additions speak to the breadth of opportunity available across Federated Hermes’ portfolio, where a versatile mix of both national and local businesses can continue to thrive spaces strategically located and designed to meet their varied office and industrial needs.
Ian Cody, Asset Management Director at Federated Hermes Real Estate, commented: “We have invested significantly in Fleets Corner to continue its evolution into a next-generation business park, providing a first-rate warehouse and office provision for both national and local companies. Unit A3 is the latest in a series of regeneration projects across the site, aligning with two new lettings at Fareham Reach. The combination highlights both assets’ position as prime business hubs and demonstrates our commitment to shaping places people and businesses want to be part of, which is precisely why they remain so compelling.”
Jessie and Mark Metelko, Directors of Jessie Leigh Dance & Cheer Academy, said: “As a local business deeply rooted in the community, finding an accessible location that could support our future growth was a key priority. Fareham Reach provides us with the space and facilities needed to expand our offering and create a true hub for youth sport, fitness, and family activities within the local area.
“Our move into Unit 300 will allow us to significantly grow our programmes, including Cheerleading, Dance, Gymnastics, a Functional Fitness Gym, and a Soft Play Centre, creating more opportunities for children, young people, and adults to participate in sport and physical activity. The expansion has also enabled us to create a number of new employment opportunities, supporting both the local economy and our long-term vision for the academy. We’re thrilled to be joining the Fareham Reach community and excited for what lies ahead.”
This news follows the recent announcement that Fareham Reach secured a trio of deals, spanning 58,000 sq ft, led by Life Couriers UK Limited, the UK’s leading healthcare logistics provider.
