Stafford industrial estate fully let as demand for quality space remains strong

A well-located industrial estate in Stafford has been successfully let in its entirety following a coordinated lettings programme, highlighting continued demand for quality space across the region.

Brookmead Industrial Estate, a well-established industrial site in Telford Drive, Stafford, comprises 11 units and is owned by a long-term private client of leading property consultancy Fisher German.

Knauf Ceilings occupied ten of the 11 modern units situated close to Junction 14 of the M6 until they decided to relocate this facility to another manufacturing plant in Europe.

Acting on behalf of the landlord, joint agents Fisher German oversaw a phased letting strategy, securing new tenants across the estate in just over 12 months which included the secured letting of Unit 11 to Hough Green Garage.

Initial deals included the pre-letting of units to Moot Technologies ahead of Knauf’s departure followed by further lettings to Specialist Building Products and most recently to Alliance Automotive Group. Units 9 and10 are currently occupied by Stafford Council on a short-term basis.

David Newman, Partner in the Commercial Transactional Team at Fisher German’s Manchester office, said the strong demand reflected the noticeable shortage of units of this size for businesses wanting to move or expand within the Stafford area.

“The reletting process has taken approximately 12 months from the point of vacancy in October 2025, with strong and consistent demand throughout the marketing period,” he said.

“Brookmead Industrial Estate offers good quality second-hand industrial space which has proved to be highly attractive in a market where there is a limited supply of similar accommodation starting from 3,300 sq ft upwards.

“The site benefits from its established location within a recognised industrial area with strong access to the regional motorway network as well as being near Stafford town centre.

“Rental levels have risen in line with the rest of the UK and the region generally, but remain competitive, typically achieving £6 to £7 per sq ft which compares favourably to new build stock that can exceed £11 per sq ft.

“Overall, Brookmead Industrial Estate continues to perform well with historically high occupancy levels and sustained tenant demand reflecting its location, flexibility and value within the market.

“The wider economic conditions remain challenging due to the uncertainty around the Iran conflict which may have a knock-on effect on businesses, but generally units on the Brookmead Industrial Estate don’t stay vacant for long.”
