Hortons gains approval for 175,000 sq ft Toyota Material Handling UK facility in Leicestershire

Property company Hortons has secured planning consent for a new 175,000 sq ft fleet management centre in Leicestershire, which has been pre-let to Toyota Material Handling UK (TMHUK) on a 15-year lease.

Hortons will develop the purpose-built facility on a 7-acre plot at Old Dalby Business Park, near Melton Mowbray, where TMHUK has been based for more than 20 years.

The new facility will comprise production and workshop space, office accommodation, internal and external storage, and a secure service yard. It is targeting an EPC A rating.

Construction is already underway, with practical completion targeted for March 2027. Amphion Construction has been appointed as main contractor.

TMHUK currently refurbishes, repairs and prepares more than 12,000 trucks annually at its existing Old Dalby Business Park operation. The new centre will support the planned expansion of the team based at Old Dalby and represents a significant investment in the company’s long-term growth and UK operations.

Old Dalby Business Park extends to 39 acres and is located between Leicester, Nottingham and Loughborough, with access to the M1 via the A46. Existing units range from 2,000 sq ft – 135,000 sq ft, with planning consent in place for the development of an additional 25,000 sq ft building, which will be delivered on a build-to-suit basis.
