Office take up in Q1 2026, in the central Birmingham office market, totalled 106,724 sq ft in 24 deals, according to figures compiled by Birmingham Office Market Forum.

2026 has seen a solid start to the year with total take up and number of deals is broadly in line with the 5 year average. Eversheds’ commitment to the last vacant space at Paradise, setting a new headline rent for the city, is a huge positive and reaffirms tenants’ desire to occupy best in class office accommodation. Brindleyplace attracted three new occupiers, one of which relocated from outside the city core.
Looking forward, the outlook for 2026 remains positive with a good number of new occupier requirements against a background of rental growth, reducing availability and a healthy pipeline of high quality refurbishment projects.
