Hillwood purchase major Crewe development site

Hillwood have completed contracts for the acquisition of around 35 acres of prime industrial & logistics development land in Crewe, in an off market transaction. The site benefits from detailed planning consent for a 3 unit scheme totalling almost 800,000 sq ft, comprising 156,947 sq ft, 212,458 sq ft and 417,773 sq ft and will be developed by Hillwood on a speculative basis, extending their very active industrial speculative delivery pipeline across the UK in 2026. Muse have commenced infrastructure works on site, which includes main estate roads as well as delivering key services and utilities, Muse will remain appointed by Hillwood to complete these works. The site has secured over 3.0 MVA power supply.

The scheme will be known as Hillwood Park Crewe and follows on from the recent completion of Crewe 335, a 335,403 sq ft unit that was speculatively developed by Hillwood in 2025, which is seeing strong interest.

Bob Tattrie, for Hillwood UK, commented; “We are delighted to have concluded this significant transaction for this super prime industrial and logistics site, which has the benefit of being capable of starting on site in 2026. It will be one of the largest speculative industrial development schemes in the UK this year.

With a total capital investment of over £100 million, Hillwood Park Crewe will provide an excellent range of accommodation sizes, with demand seen coming from both the Midlands and North West regions given the site’s prominent links to Junction 16 of the M6. We’re delighted as it presents another opportunity for us to speculatively develop best-in-class, sustainable units.”

Sarah Chicken, Development Manager at Muse said:

“We are pleased to welcome Hillwood to the next stage of the project. Their investment reinforces market confidence in the location and supports our long-term vision in creating a greener, healthier and more connected business community that attracts forward-thinking businesses, provides new opportunities for local people and boosts economic growth. WestonM6 is designed to put people and the environment at its heart and this milestone brings us one step closer to delivering that future.”

On behalf of the landowner, a subsidiary of Co-op Group, Rob Bignold commented:

“We are pleased to have concluded the sale of Phase 1 of WestonM6, Hillwood Park Crewe, in partnership with Muse. The first phase of WestonM6 will see significant investment in the site, providing the opportunity to unlock employment and economic benefits for the area.”
