Property specialist purchases Droitwich office for over £750,000

Harris Lamb’s Commercial Agency team has sold a Droitwich office office building to a property business for in excess of £750,000.

The business was instructed to sell St Gregory’s House by Tara Developments, who purchased the detached 4,530 sq ft office on George Bayliss Road in 2019.

Further to a refurbishment, the self-contained building was split into three separate offices across two storeys, one of which, a 967 sq ft space, was let to a Droitwich-based recruitment specialist on a five-year lease by Harris Lamb in 2022.

Sara Garratt, who was tasked with marketing the opportunity, said: “This building has an excellent specification, is well appointed in an established commercial area, and is part-income generating, resulting in significant interest from several potential owner-occupiers and investors.

“Set in an enclosed, gated site, the property’s communal facilities include extensive parking, a lobby area with WC and shower facilities, while each of the ground floor suites has its own separate entrance from the car park, leading to open-plan office space and their own kitchen. The largest of the two ground-floor suites, along with six parking spaces, was let to Agricultural Recruitment Specialists Ltd in 2022 with a passing rent of £13,000 per annum, with the lease expiring in December 2027.

“Surrounded by other office and industrial properties within half a mile of both Droitwich town centre and railway station, the property is easily accessed from the A38 Worcester Road, with Junction 5 of the M5 being located just two miles away to provide convenient access to the UK motorway network,” she said.

Further to a number of offers, the property was sold to DB Property Facilities Management for £765,000.

Sara added: “The specification, teamed with the great location, appealed to the Droitwich based business who will take occupation of the remaining space.”
