A multi-let trade park in the Bournemouth, Christchurch and Poole conurbation is now fully occupied.
Bluewater Swimming Pools signed a new lease until 2033 on unit 3, a terraced building of 2,595 sq ft and EPC-rated A, at Christchurch Trade Park in Somerford Road, Christchurch.
Property consultancy Vail Williams has been appointed as managing agents and letting agents for the roadside site, which opened in 2021 as a new-build development.
Bryony Thompson, a partner working at the Bournemouth office of property consultancy Vail Williams, said: “At a quoting rent of £36,400 per annum, and following our new-year appointment as managing agents and letting agents, we anticipated keen leasing interest in unit 3.
“The occupier is Bluewater Swimming Pools, which also leases the neighbouring unit, and the signing means the trade park is fully let, underlining market demand for similar speculative developments.
“Christchurch Trade Park is on a main arterial route with 35,000 vehicle movements daily, and part of the BCP conurbation, with a population of around 400,000 people and strong consumer demand.”
Occupiers are Kwik Fit, Brewers, Jollyes, Bluewater Swimming Pools, The Window Store and Stone Zone & Landscaping Supplies.
The scheme, with nine trade counter units, also has two drive-through units let to Costa Coffee and Burger King.
Vail Williams manages the common areas estate and, during the scheme’s development stages, provided the developer with initial service charge consultancy.
