Property investor and developer, Evans Property Group, has completed the first phase of its new speculative industrial and distribution scheme in Staffordshire, and secured The Cotswold Company as its first tenant.
The homeware retailer has signed a lease on Link79, a newly built 79,299 sq ft unit at Fradley Link, off the A38 near Lichfield.
This move expands The Cotswold Company’s presence at Fradley Park, following its 2022 lease of the 139,000 sq ft Axis 38 building, also delivered by Evans Property Group.
Link79 is one of two environmentally sustainable warehouse units delivered in the first phase of development at Fradley Link. Both units, constructed by GMI, are designed to achieve EPC A and BREEAM ‘Excellent’ ratings, and feature EV charging points, solar panel-ready roofing, symphonic drainage, and cycle storage.
The second unit, Link205, offers 206,161 sq ft of flexible space, equipped with a high-capacity power supply and is available for immediate occupation.
Evans Property Group has been active at Fradley Park for more than 20 years, delivering more than 2 million sq ft of logistics space to date. A second phase at Fradley Link could provide up to 100,000 sq ft of additional accommodation, subject to detailed planning consent.
Alan Joseph, chief operating officer at The Cotswold Company, said: “We’re pleased to be expanding our presence at Fradley Park, where we already have successful operations and a strong relationship with Evans Property Group. A prime location and a well-appointed unit were essential to support our wider growth plans, enabling us to enhance customer service and consolidate distribution and warehousing into a single operation. We look forward to building on our work with Evans as we continue to grow.”
Richard Bean, portfolio director at Evans Property Group, said: “This letting extends our existing relationship with The Cotswold Company and reflects our confidence in Fradley Park as a premier distribution location. It also demonstrates the strong demand for high-quality, sustainable logistics space. We’re proud to be delivering modern accommodation that meets the needs of today’s occupiers and supports long-term growth in the region.”
SBH acted on behalf of The Cotswold Company in the acquisition and fit out of the unit.
Fradley Link benefits from direct access to the A38 and excellent connectivity to the regional motorway network, including the M6 Toll, M42, A50, M1, and M6. Major occupiers at Fradley Park include DHL, Screwfix, Tesco, and Yodel.
