Office letting in Winchester city centre to a healthcare company

A landmark office building in Winchester city centre has attracted a national healthcare specialist following refurbishment by the landlord to Grade A specifications.

Brain and mind experts Re:Cognition Health leased the entire ground floor, comprising two units totalling nearly 4,000 sq ft, at Staple House in Staple Gardens.

The company provides diagnosis, treatment and care to people with Alzheimer’s, dementia, cognitive impairment and other mental health issues.

Property consultancy Vail Williams acted on behalf of the landlord, The Malins Group, a privately-owned family business with a portfolio of around 750 units and an asset value of £120m-plus.

Nix Cox, a partner at Vail Williams, said: “Staple House is a 15,000 sq ft landmark office building near Winchester’s High Street and, with direct connections to London Waterloo, the mainline train station.

“A substantial investment by the building’s owner has seen the interior refurbished to high-quality Grade A office space, reflecting occupier demand for premium workspace.

“With most of the building let, only unit 1 on the third floor, at 922 sq ft, remains available to lease, at a quoting rent of £30 sq ft.”

Refurbishment of the building, which has a bike store and car charging area on the lower ground floor, includes metal ceilings, recessed lighting, comfort cooling and a bespoke kitchen.
