Central Birmingham office market take up figures for Quarter 2, 2025

Office take up in Q2 2025, in the central Birmingham office market, totalled 110,282 in 20 deals, according to figures compiled by Birmingham Office Market Forum. When added to the 18 deals totalling 72,512 sq ft recorded in Q1, half year take up amounts to 182,794 sq ft in 38 deals.

2025 has seen a muted start to the year in terms of total take up but the number of deals is broadly in line with the 5 year average. The actual take up recorded belies the positive underlying activity and sentiment in the market with a healthy volume of live occupier requirements and a number of sizeable deals known to be under offer. Against this context, there is a general anticipation that take up will improve as the year progresses which, in turn, will produce a robust full year position in line with the 5 year average.
