Manchester Commercial Building welcomes six new occupiers in Q1 2025

A landmark office building in South Manchester has completed Q1 2025 on a high pre-letting six of its eight newly refurbished units prior to its £1 million renovation being completed.

The Manchester International Office Centre (MIOC) recently undertook a refurbishment of 12,000 sq ft office space, sub-divided into eight individual suites. Within just three months of construction, six units were snapped up by growing businesses, including international construction specialist, Ardmac, leaving only two available—both of which have already generated strong interest.

Liam MacCarthy, Director at Till AM, the investment manager for MIOC, said: “This building has always been a popular choice, but even we were surprised by how quickly the units have leased. Our decision to invest significantly in refurbishing the space, improving communal areas, and prioritising decarbonisation has clearly resonated with the market.

“With MIOC’s 100,000 sq ft fully let last year, we knew investing in this under-utilised suite was the right move. The demand for smaller, high-quality, sustainable office spaces is stronger than ever.”

Alongside Ardmac, other new tenants include Movigo, an Australian automotive firm; Irish customer service and sales consultants Uniquely; and leading UK and Ireland legal solutions provider, HF (Horwich Farrelly).
