Work starts on new £20m industrial building at Butterfield Business Park

HBD’s Butterfield Business Park is set for further expansion, with construction starting on site for a new £20million industrial and office building.

Butterfield is an 83-acre scheme in Luton with excellent transport links and a range of amenities including an innovation centre and a Hilton Garden Hotel. The development is now home to a range of businesses, from start-ups and SMEs through to large companies including Eden Farm.

Readie Construction is building the 85, 000 sq. ft. building, which will complete in summer 2023.

Butterfield has expanded quickly since HBD began work at the site, with more than 155,000 sq. ft. of industrial space developed since 2020. Providing the space for businesses to grow and expand, it has not only attracted new investment into Luton, creating hundreds of new jobs, but has also helped to retain important employers such as Eden Farm.

This latest unit follows the completion of the second phase of its popular Quad development, designed for growing SMEs. The Quad was built speculatively, with all five units let or sold prior to practical completion.

Adrian Schofield, Senior Director and Head of HBD’s London office, said: “It is great to see Butterfield Business Park continuing to grow, with work starting on site with our latest building – we will be welcoming a new occupier once the new unit completes in summer 2023, attracting further inward investment.

“We have seen a lot of interest from businesses interested in relocating to Butterfield, which reflects the strength of the Luton market and the continued demand for high-quality, well-located space.”

Adroit Real Estate Advisors, LSH and Cushman & Wakefield are the agents on the scheme.
