Mitsui Bussan signs up to Warwick Court

Mitsui Bussan Commodities Ltd is the latest occupier to sign up to Mitsubishi Estate London’s refurbished Warwick Court building at Paternoster Square. The commodity trading company has taken the entire first floor of the building, totalling 25,300 sq ft.

Last year, Baltimore-based fund manager T. Rowe Price committed to 143,000 sq ft of space at the scheme and plans to relocate its London base to Warwick Court in early 2023.

This latest deal means the bulk of the building from floors one to seven is now fully let, with some 14,000 sq ft of office space remaining on the ground floor.

Mitsubishi along with development partner, Stanhope, began a comprehensive refurbishment of the former Goldman Sachs building in Q1 2021. The work, which completed in July 2022, has involved the complete reconfiguration of the ground floor arrival experience from Paternoster Square, as well as the installation of new plant through the building incorporating touch free services. Common amenity spaces will be incorporated, including a number of individual terraces and a communal roof terrace with unrivalled views of St Pauls Cathedral.

The ‘BREEAM Excellent’ scheme has incorporated the retention and reuse of existing finishes, acknowledging the original interior design whilst reducing waste and offering a considerable carbon saving, equating to the average annual carbon footprint of 1,250 people, whilst efficient plant design will deliver an EPC A, to minimise carbon in use.
