54 Hagley Road unveils new plug and play suites to meet rising demand

54 Hagley Road, the landmark Grade A office building in Edgbaston, has launched seven new ‘plug and play’ suites to meet the growing demand for high quality, move-in spaces.

It has completed the fit out of the two suites on level 2 and a further four suites on level 4, which are available to use immediately. Suites are available from 650 sq ft to 2000 sq ft.

Joint agents George Jennings, from Avison Young, said with two 1400 sq ft plug and play suites on levels 9 and 14 being snapped up quickly in 2021, coupled with the sustained growth in the serviced office sector, there was clear potential for providing more fully fitted, ready-to-go spaces for ambitious businesses that want to hit the ground running.

The landlord, abrdn, worked closely with interior designers to create working spaces with residential-style furniture and soft, energy-efficient lighting. All spaces have their own meeting rooms, quiet areas, collaborative spaces and kitchen areas.

As well as having WCs on each floor and extensive new shower facilities, 54 Hagley Road is also equipped with instant fibre broadband that is certified as WiredScore platinum – the highest score for connectivity.

“We are already being contacted by businesses that are currently in serviced offices, those that are looking for premises after working at home for the past couple of years, as well as companies who need to downsize as they move to a hybrid working model,” said George.

“While there is growth in the serviced office sector, we are also noticing a real shift as businesses coming to the end of their flex leases now want to have their own front door, good quality furnishings and amenities.

“Crucially, these occupiers need to move quickly, with as little disruption to their business as possible. The plug and play suites facilitate this. As these are available on flexible terms with contract lengths from 18 months, we don’t expect the suites to be available for long.”

Over the past couple of years, abrdn has invested more than £3 million refurbishing 54 Hagley Road, transforming the entire ground floor, with new amenities including generous break-out spaces, new large reception area, open-plan cafe/business lounge, meetings and conference rooms, fitness studio with locker and shower facilities and extensive bicycle stores.

54 Hagley Road is well connected, with a new Metro stop immediately outside, providing access to Birmingham New Street within a few minutes. The building also lies outside the planned Clean Air Zone (CAZ).
