Trace Group takes 10,778 sq ft of offices at Great Sutton Street in Clerkenwell

Trace Group, one of the City’s leading software houses, has signed up for almost 11,000 sq ft at Harel Insurance & Valeo Capital’s newly refurbished 30a Great Sutton Street in Clerkenwell, London.

Trace, founded in 1974 is an established name in financial and commercial software. The group will be moving from its historic St. John’s Street headquarters into the 2nd & 3rd floors of the GPAD designed scheme of 30a Great Sutton Street. They have signed a new 10-year lease at an undisclosed rent and will be joining Conran & Partners Architects, who relocated to the building from its Southbank headquarters last year.

Oliver Jay, director of Compton, said: “With a rich history in the software sector, the Trace Group is a long-standing Clerkenwell occupier that required modern and flexible space suitable for the creation of a high-quality working environment for its team.

“30a Great Sutton Street offered space that fitted the bill perfectly. Its considerately designed reception, which combines fluted concrete, sleek black metal and terrazzo detail flooring, provides the type of entrance expected by dynamic businesses such as Trace Solutions.

“The letting underlines the high demand for Grade A office space that the capital’s City Fringe market is experiencing,” he added.

Matthew Doyle of Valeo Capital, said “We are delighted to have secured another well-known name to 30a Great Sutton Street. The scheme has proved once more that, with return to the office, leading industry names value quality and location. Our aim for 30a Great Sutton Street was to deliver both, and Trace relocating from their historic home is a testament to that.”

Only 6,059 sq ft remains available to let on the 1st floor of the property and is delivered fully fitted, furnished & ready to occupy at a quoting rent of £69.50 per sq ft per annum.

Harel Insurance & Valeo Capital were represented by Compton and Richard Susskind & Co. The Trace Group was represented by Savills in the transaction.
