Planners at Southwark Council have approved plans for a state-of-the-art office building close to the bustling Borough Market. The plans, submitted by leading South London developer Tailored Living Solutions, will see the demolition of the existing building at 17-21 Risborough Street and construction of a brand-new seven-storey 20,000 sq. ft. office building.
Tailored Living Solutions acquired the building in August 2021 through Henshall & Partners before submitting proposals to the Council following an extensive consultation programme with the community.
Throughout the process Tailored Living Solutions refined the designs with local practice TDO Architecture to ensure the final building is in line with its surroundings, whilst delivering a modern office workspace that will evolve and adapt with future trends and needs.
The current building, constructed in 1998, provides approximately 7,100 sq. ft. of Class B1 office floorspace. The new building has been designed with six storeys that rise in uniform and a seventh sotrey that is setback, providing outside space and exceptional views of the London skyline.

Once complete, 17-21 Risborough Street will generate over 20,000 sq. ft. of GIA of new high-quality office workspace. At least 10% of the building will be offered as affordable workspace at a discounted market rent for a minimum of 30 years. Situated on the ground floor will be 52 cycle spaces.
The building is well-located just moments from Borough Market and excellent transport links from Borough and London Bridge Underground stations, as well as Southwark Station and London Waterloo.
17-21 Risborough Street will be the latest major office development delivered by Tailored Living Solutions following the recent launch of Great Suffolk Yard, which is nearby. The flagship office development is part new-build and part sensitive restoration of an eclectic assortment of 19th Century warehouse style buildings that provide c.70,000 sq. ft. of Grade A commercial space that is targeted BREEAM Excellent and WELL Gold Cerified.
