New speculative development phase proposed at Matford Green Business Park in Exeter

Eagle One has announced plans for a new trade / warehouse unit of 23,900 sq ft, known as Unit J, to be built speculatively at Matford Green Business Park, Exeter.

The high specification building has been designed to split into units of 8,930 sq ft and 14,845 sq ft but is expected to generate strong demand from occupiers interested in the whole. Construction is due to commence in Q1 2022.

Matford Green was initially focused on the automotive sector and has attracted occupiers including VW, Audi, Jaguar/LandRover, Lexus, Toyota, Ford, and Jeep amongst others.

Last year the first speculative industrial building was completed on the business park and the 31,000 sq ft unit let shortly after practical completion to Johnsons Workwear, on a straight 15 year term.

Tom Watkins, Director at the Colliers’ Industrial and Logistics team, comments: “The new industrial development at Matford Green Business Park is much welcomed considering the strength of demand we are seeing in the market. This is particularly true in Exeter where there is limited good quality stock coupled with occupiers that have reactionary requirements, seeking space for immediate occupation. The new unit will be able to relieve some of this pressure for those who are not able to wait for a design & build solution.”

Noel Stevens, Partner at Alder King in Exeter, added “We expect this unit to be let quickly, particularly in light of the previous success we had with the 31,000 sq ft that was speculative developed adjacent to this plot, which was let to Johnsons Workwear. The market has continued to become more constrained in the last year, so we’re excited to be bringing this new space forward”.

Upon practical completion of Unit J, there will be a final phase of 2.5 acres. available for bespoke leasehold requirements.

Colliers is appointed alongside Alder King to market the property.
