It’s a wrap as first business lands at new Concorde Park

A 25-year-old entrepreneur is the first occupier to lease a unit at a brand-new light industrial and logistics park by the M27 in south Hampshire.

Alan González of car wrapping specialist Amigo Wraps relocated his expanding business from near Southampton to a 3,000 sq ft unit at Concorde Park, Segensworth, Fareham.

Amigo Wraps, a company name which reflect’s Alan’s Spanish heritage through his parents, signed a 10-year lease on unit 2 at £32,700 per annum – equivalent to £12.57 a sq ft.

Property consultancy Vail Williams manages the 10-unit scheme, comprising units from 3,0000 sq ft to 40,000 sq ft, on behalf of developer and owner Kingsbridge Estates.

Totalling 91,000 sq ft, the speculative scheme, just off junction 9 of the M27, is aimed at manufacturing, light assembly and storage and distribution.

On behalf of Kingsbridge Estates, Russell Mogridge, a Partner from Vail Williams’ Solent Business Space Team, drew Amigo Wraps’ attention to Concorde Park.

He said: “Amigo Wraps is Concorde Park’s first occupier and we have strong interest in all of the other units because of the quality build, convenient access to the port cities of Southampton and Portsmouth and a market shortage in similar commercial buildings along the M27 Solent Corridor.

“Strong demand, due to the lack of supply, has been reflected in rental prices, which are now more than £2 a sq ft than originally forecast.

“We also anticipate lettings from logistics companies involved in last-mile deliveries – online ordering has become the norm for many households and businesses.”

Works over the past year have been delivered to a BREEAM ‘Very Good’ standard, with lower running costs, and the adjacent nature reserve has been carefully protected.

“Through our agents, negotiations are under way on various other units as well; we are confident that full house will be called sooner rather than later as the economy rebounds.”

Amigo Wraps was founded four years ago by Alan, from Southampton, who cut his teeth in the car wrapping industry.

He modified his first vehicle, a VW Scirocco, when he dropped out of college over seven years ago.

The growing business has three staff – Alan, vehicle enhancement specialist Ben Parnell and receptionist Chelsey Durman. Another employee starts in the new year.

Alan said: “Russell at Vail Williams was fantastic from start to finish – Concorde Park is perfect for Amigo Wraps as we have the space for up to 15 cars on site at any one time, with five within the bay and 10 outside in dedicated parking spaces.

“We have been incredibly busy during the lockdowns and in the run-up to Christmas, plus we are getting bookings ready for the summer when many car owners prepare to display for the show seasons.

“From £500 bangers to supercars, such as a £250,000 Lamborghini, we treat each customer, regardless of budget, in a friendly way, hence the Amigo reference.”

As well as site management agent, Vail Williams is sole joint agent with CBRE.

Companies in the area include Yodel, Geest Line, Meggitt, FedEx Express, TÜV SÜD and Wärtsilä.

Kingsbridge Estates acquired the vacant site in 2019 from Hampshire County Council, which had owned the plot of land.

Planning uses are B1, B2 and B8.

Warehouses, which can be easily combined with party walls, include 40 kn/m2 UDL floor loadings, 4.0m x 4.5m loading doors and 1.6mw 3 phase power supplies.
