Glenbrook has exchanged contracts for the sale of a 7-acre site at Meridian 6 in Wigan, Greater Manchester, to local company Dino Decking, marking the first transaction at the scheme.
The announcement coincides with the submission of three reserved matters planning applications at the site, totalling 517,420 sq. ft. The proposals comprise a 285,600 sq. ft mid-box development, with units ranging from 25,800 sq. ft to 63,200 sq. ft, alongside a 171,338 sq. ft standalone industrial facility. The third application relates to a bespoke 60,464 sq. ft office, workshop and warehouse facility for Dino Decking.
Subject to planning approval, the transaction will enable the composite decking distributor to relocate from its current premises at Hindley Green Industrial Estate, to a purpose-built facility. The low-density scheme will provide warehouse and office accommodation along with a separate workshop unit sitting within a substantial yard.
Commenting on progress at Meridian 6, Jason Print, Partner at Newmark, joint agents for the scheme alongside B8RE, said: “Glenbrook’s proactive approach to development at Meridian 6 has ensured that key infrastructure and power are already in place – both critical factors in attracting occupiers. With a shortage of high-quality industrial stock in the area, Dino Decking’s commitment to relocate exemplifies the continued ‘flight to quality’ we are seeing across the market.”
Matthew King, co-owner of Dino Decking, added: “We have been actively seeking a freehold property in the local area for some time, and Meridian 6 provides an excellent opportunity to secure owner-occupation rather than leasehold. Its proximity – less than four miles from our existing facility – allows us to retain both our workforce and established customer base. Meridian 6 is going to be an undoubted success, and we are pleased to be the anchor occupier of this fabulous development.”
Located, on one of the last allocated strategic sites in Wigan, forming part of the South Lancashire Industrial Estate (SLIE) Primary Employment Area, Meridian 6 has outline planning in place for 625,000 sq. ft of employment space.
Newmark is the planning consultant for the project, AEW are the architects and SGi Consulting Engineers is the civil and structural engineer.
Dino Decking represented itself in the transaction. The site has been sold for an undisclosed sum.
