Padrock announces 77,660 sq ft global production company letting at Hertford Logistics Hub

A global video, lighting, audio, and rigging service provider with locations across Europe and the US is consolidating its UK operations at Hertford Logistics Hub.

4Wall Entertainment, which delivers large-scale live events and productions, including for tours by Fat Boy Slim, Lewis Capaldi and 50 Cent, has taken 77,657 sq ft of Grade A space on a 15-year term.

Specialist logistics developer Padrock is responsible for delivering the 228,860 sq ft speculative multi-let industrial (MLI) and logistics scheme which is on an 11-acre brownfield site within the town.

Comprising 16 leasehold units, the 4Wall letting means seven of the units totalling 117,382 sq ft are now let following the development’s completion in January.

Other occupiers include print, design and installation specialist Learn to Dream; audiovisual integration and digital experiences company Trison; and global data centre solutions provider Datalec Power Installations.

Hertford Logistics Hub has been designed to deliver best-in-class sustainability credentials. These include BREEAM Outstanding and EPC A+ ratings and alignment with EU Taxonomy objectives.

The development is close to the A414 and is one mile from the A10 ensuring direct access to the A1(M), M11 and M25.

4Wall managing director (EMEA), Darren Poultney, commented: “Consolidating our UK operations at Hertford Logistics Hub will help us further implement our growth strategy.

“It was important for us to find strategically located accommodation that would enable us to deliver our services across the UK, provide our people with a great place to work, and that was sustainable. Hertford Logistics Hub is all of those things and more.”

“It has been a pleasure working with the Padrock team who were attentive to our needs throughout. We now look forward to further evolving and growing 4Wall within the UK from our new location.”

Headquartered in London, Padrock is a property developer and asset manager which specialises in sustainable MLI and logistics assets across the UK and Europe.

The company has around 1m sq ft of Grade A MLI and logistics accommodation under construction or ready for development with a combined gross development value of £500m.

Its current development portfolio also includes Dagenham Logistics Hub and Leyton Logistics Hub, both in east London, and Erith Logistics Hub in south east London.

Padrock has also recently submitted plans to speculatively build a £120m, 245,000 sq ft MLI and logistics development in Elstree, Herts.

Padrock investment and development manager Jamie Young added: “Securing a letting of the size and stature of 4Wall is a ringing endorsement for Hertford Logistics Hub and we look forward to seeing the business continue to go from strength-to-strength.

“It is particularly pleasing to see how diverse our occupier base is at the development as we always intended to create a sustainable, versatile and flexible location with multiple possible uses.

“We have significant levels of interest in the remaining units and expect to be able to announce further new occupants in the short term.”

Letting agents for Hertford Logistics Hub are M1 Agency and Paul Wallace Commercial.
