Two new deals confirmed at 34 Boar Lane in Leeds

Two flourishing firms have moved into a recently launched business lounge at 34 Boar Lane in the heart of Leeds.

FTI Consulting, which is listed on the New York Stock Exchange, and Black Cat Building Consultancy, have taken space in The Commons, which comprises 5,000 sq ft of quality office space, with a boardroom, break-out areas and event space, on the first floor of this iconic building.

The 57,000 sq ft Leeds building has been completely refurbished by leading UK developers Kinrise.

The Leeds office of global property consultancy Knight Frank handles the lettings for the building, which is located opposite Trinity Leeds shopping centre and the new railway station entrance.

Victoria Harris, associate with Knight Frank in Leeds, who are advising Kinrise, said: “The launch of The Commons, followed swiftly by these two deals underlines the on-going success of 34 Boar Lane and is another resounding endorsement of the major investment Kinrise has made in the building.

“It is Kinrise’s aim to turn iconic buildings into creative work and community space. At 34 Boar Lane, they have achieved this aim in spectacular fashion, creating an inspiring collaborative environment that offers occupiers characterful, design-led offices with top technology, as well an exciting range of independent restaurants and events space.”

Laura Boyle of Kinrise explained: “’The Commons is a space we’ve been committed to creating in Leeds since 2023, following the lease of our previous communal area. Every aspect of its design and layout was carefully considered by the team, making it a true passion project, so it’s incredibly rewarding to see such a positive response.

“The transformation has given the building a new lease of life and we’re thrilled Black Cat and FTI have chosen to be a part of 34 Boar Lane’s new chapter. With the completion of the station public realm improvements and only two studio offices remaining, we’re confident The Commons will set a new standard for office space in Leeds.”

Matt Callaghan, head of UK restructuring at FTI Consulting, said: “Opening an office in Leeds has been a strategic priority for some time, building on the success of our Manchester office launched just three years ago.

“With offices in the North-West and Yorkshire, we’re better positioned to help businesses and sponsors across the North with their restructuring and debt advisory needs. We’re committed to continuing our investment in Leeds to build our team and deliver exceptional service to clients across Yorkshire and beyond.”

Amie McGagh of Black Cat Building Consultancy added: “Leeds is a natural next step for Black Cat. It’s a dynamic, ambitious city with a strong property market and a growing role in the future of the North.

“Our decision to open at 34 Boar Lane is about more than taking office space. It is about investing in people, supporting a talented team and giving them the platform to grow with us.

“The location is exceptional. Being right on the doorstep of Leeds Station means we are incredibly well connected to Yorkshire, the Northeast and beyond. It gives us the perfect base to support clients across the region while continuing to build a national business with strong local delivery.”
