Colliers advises BlackLine Systems on Birmingham office acquisition at 10 Brindleyplace

Real estate advisory firm Colliers has advised BlackLine Systems on the acquisition of 8,374 sq ft of Grade A office space at 10 Brindleyplace, one of Birmingham’s most prominent recently refurbished office buildings.

The transaction sees BlackLine agree a 10-year lease with a tenant-only break option at the fifth anniversary, at a headline rent of £35.86 per sq ft.

The deal adds to a highly active first quarter for Colliers’ Birmingham National Offices team, which represented clients on more than 50% of total office take-up in the city during Q1 2026.

Located in the heart of Brindleyplace, 10 Brindleyplace offers extensively refurbished Grade A workspace with strong ESG credentials, including EPC A and BREEAM ‘Excellent’ ratings, alongside best-in-class occupier amenities such as roof terraces, fitness facilities and high-quality communal space.

Molly Cook, associate director in the Colliers Birmingham National Offices team said:

“This deal highlights continued demand for high-quality, amenity-rich office space in Birmingham, particularly from global occupiers seeking best-in-class environments to support employee wellbeing and attract talent.

“10 Brindleyplace offers a compelling combination of sustainability, connectivity and workplace experience, and we are delighted to have supported BlackLine in securing a space that aligns with their long-term business ambitions. The strength of our activity in Q1 also reflects continued confidence in Birmingham as a core UK office market, with occupiers prioritising prime, ESG-led buildings.”

Ray Montalvo, VP, Real Estate and Workplace at BlackLine, added:

“Our priority at BlackLine is delivering an exceptional employee experience, and our new office at 10 Brindleyplace does exactly that. Colliers helped us secure a space in Birmingham that not only supports our growth but physically embodies the innovation, quality, and strength of our brand.”

Colliers acted on behalf of BlackLine Systems, leading the tenant representation. CBRE represented the landlord.
