Agents at Harris Lamb have let an industrial opportunity at a former Stoke-on-Trent pottery factory to an expanding sheet metal manufacturer.
Jarrobs Ltd has signed a 10-year lease on Unit B at 200 Scotia Road, the former Dudston pottery factory redeveloped by Vengrove last year to create a high-quality industrial estate.
Jarrobs Ltd, one of the UK’s leading manufacturers of precision sheet metal components and fabrications, has taken on the 42,030 sq ft warehouse to support the growth of the business, attracted by the quality of the refurbishment of the site and its proximity to the UK motorway network, with junctions 15 and 16 of the M6 lying just 15 minutes away from the estate.
Mike Burr, of Harris Lamb’s Stoke office, said: “Since being instructed on this development last year, we’ve had a great deal of interest in 200 Scotia Road due to the calibre of the refit, its excellent strategic location and the flexibility of the opportunities at the site.
“Jarrobs Ltd were looking for an additional premises to its existing site in Alsager and, Unit B, which has a three-phase power supply, a loading slab capacity of 50 kn per sq m, an eaves height of 5.3-7m and four level loading doors met its operational requirements. The unit shares a rear loading area and benefits from on-site parking as well as its close proximity to the motorway network.
“We quickly agreed terms, and the business is now in the process of locating to the building,” he added.

Unit A, a 41,920 sq ft warehouse refurbished to the same specification as Unit B, is still available, in addition to a number of trade counter opportunities ranging from 5,430 sq ft to 15,060 sq ft, all of which benefit from on-site parking, a 4.3m eaves height and a three-phase power supply and a shared loading yard.
