State-of-the-art offices above new flagship Waitrose store planned at Brabazon

YTL Developments has submitted a planning application for a new seven-storey state-of-the-art office building at Brabazon new town, featuring a rooftop bar and terrace, a fitness suite and a flagship Waitrose supermarket at ground level.

Designed by multi award-winning AHR Architects and to be delivered by YTL Construction, the new commercial building further diversifies the landscape of Brabazon – the rapidly developing new town north of Bristol. This follows the announcement of the town’s first office building, which is located next to the new train station which is currently under construction, and highlights YTL Developments’ commitment to delivering a dynamic commercial heart for the region – where innovation, enterprise and community thrive side by side.

Located between Rolls Royce, GKN’s Global Technology Centre and the Bristol campus of Airbus UK, the building will offer 175,000 sq ft of high-spec office space, with individual floorplates of up to 22,400 sq ft. Approximately 1200 people are expected to work in the building once fully occupied.

The design responds to the evolving needs of modern businesses, with generous, flexible layouts that can be easily subdivided to suit a variety of requirements. At a time when virtually no new Grade A office space is coming forward in Bristol, Brabazon is set to fill a significant gap in the market.

Exceptional amenities within the building include a south-west facing rooftop clubhouse and terrace, providing space to entertain, unwind and connect. A large cycle workshop and store, supported by end-of-trip facilities, will promote active and sustainable commuting. The building will also benefit from access to a multi-storey car park with capacity for up to 1,650 vehicles.

In June, Waitrose announced a multi-million-pound deal to open its first new full-line supermarket in seven years at Brabazon. A well-connected location

Brabazon is one of the most accessible locations in the South West. The new train station – opening in Autumn 2026 – will connect to Bristol Temple Meads, while nearby Bristol Parkway offers the fastest direct services to London in the city. A new MetroBus route and extensive walking and cycling paths further enhance connectivity across the city.
