First phase complete at Icon Harlow logistics development

Icon Industrial has completed work on the first phase of a speculative logistics development delivering much needed Grade A warehouse stock into the London-Stansted-Cambridge corridor.

Icon Harlow comprises three highly specified warehouse buildings with adjoining Grade A office space.

Unit A is a 69,872 sq ft head office and logistics development that has been acquired by specialist food importer and distributor, SOP International.

Unit B is a 96,826 sq ft warehouse unit boasting three-storey integral offices and Unit C is a 68,100 sq ft warehouse building, with two-storey integral office space. The units include a ground floor under-croft for future fit-out, a haunch height ranging between 12.5-15m and 50m yard depths. Both remaining units are available for immediate occupation.

Icon Industrial has recently secured reserved matters planning approval for phase two of the development, which would see the construction of a further two build-to-suit units providing up to 270,000 sq ft on adjacent land.

Tony Nash, director of Stoford Developments, said: “Icon Harlow is a prime scheme serving the North London market. It represents a substantial investment in the development of superb quality accommodation, just nine miles from the M25. The two remaining units are BREEAM ‘Very Good’ and an EPC ‘A’ rating. We are able to provide competitive leasehold and freehold terms to occupiers in this market.”

Icon Harlow is situated in close proximity to London Stansted Airport, M11 and M25 and the new DP World London Gateway Port. Several high-profile occupiers are already based nearby, including Clipper Logistics, DHL, FedEx, Wincanton, GSK, Bunzl and SOP International.

Icon Industrial is a joint strategic venture by leading commercial property developer Stoford Developments and global private investment firm TPG Real Estate.

TPG Real Estate and Stoford Developments are building Icon Industrial into a significant logistics platform by acquiring and developing similarly attractive UK sites, as well as refurbishing existing buildings in prime logistics locations. The JV also owns Icon Manchester Airport which together with Icon Harlow brings the total GDV to over £250 million.
