Property team combat unused barracks space with £400,000 office refurbishment programme

Part of the former Hillsborough Barracks in Sheffield have undergone a significant refurbishment programme in order to meet market demand and attract new tenants looking for high quality office space.

The project, which was led by leading property consultancy Gent Visick’s building consultancy division, has seen the development’s owner, Opus North invest in the complete re-design of both Barracks House and The Edge, splitting both large-scale single occupancy offices into cellular units which will appeal to a large range of SMEs and start-ups.

Matt Harriman, Senior Building Surveyor, at Gent Visick, said: “When Opus North approached us they were keen for us to find a solution that would make the remaining space more attractive and better suited to current market demand.”

Hillsborough Barracks was acquired by Opus North in 2015 and includes 9,269 sq ft of office space within Barracks House and 4,153 sq ft of office space within a separate building, now known as The Edge. With 11 units in total, six in the Barracks House and five in The Edge, nine are now let with the two remaining newly renovated 1,136 sq ft and 700 sq ft units now available to move straight into.

Matt explained: “The original layout was only suited to single occupation, but a lot of interest was coming from smaller occupiers, so we’ve successfully divided the space into two very impressive self-contained units, complete with secure door entry systems, lifts, toilets and kitchen facilities. The all-inclusive rent includes cleaning, maintenance, utility bills, so businesses just have to install a phone line and they can hit the ground running.”

Gent Visick worked with interiors design company Blue Sky, and Ellis Healy Architects on the project for Opus North. Robb Smillie, development manager at Opus North, said: “It’s a popular office development where 83% of the overall floor area is currently let, but the large-scale spaces across both buildings really lent itself to being converted into separate units.
