Work underway on Sheffield’s largest new employment site

Work is underway at Sheffield’s largest prime employment site with the speculative development of two industrial and warehouse units by developers PLP.

Phase one, now underway, includes the construction of two industrial/warehouse units of 45,000 sq ft and 134,000 sq ft, due to be completed in November 2019. The scheme on the former Outokumpu steel works on Shepcote Lane, in Sheffield totals 50 acres and can offer a further 660,000 sq ft on phase 2.

The speculative development is receiving good levels of interest with PLP already considering further phases on the site which sits within Sheffield City Region’s Advanced Manufacturing Innovation District.

Rebecca Schofield, partner at Knight Frank Yorkshire, who is marketing PLP Bessemer Park alongside the Leeds office of CBRE and Moriarty & Co, said: “PLP has shown a real confidence in the region by committing to this speculative development. It will stimulate significant local job creation and investment within the Sheffield City Region.

“Whilst the region has started to see a developer response to the lack of stock, much of this has been along the M18 corridor and there has been limited new industrial development in Sheffield for a number of years.

“This scheme will provide much needed space in Sheffield to boost the currently limited supply and has direct access onto the M1. We are already witnessing good levels of interest from city-based companies as well as inward investors and expect the units to be let quickly. PLP are already considering further phases.”

The area is a well-established location for manufacturing and logistics across a variety of sectors including aerospace, defence, transportation, nuclear, oil, gas and healthcare with Clipper Logistics, Boeing, McLaren Automotive, Rolls Royce and TWI among notable occupiers.
