Off-market deal concluded within hours in Alfreton

The old saying goes ‘it’s not what you know it’s who you know’ and in the world of commercial agency this always been the case.

Who needs space, who wants to dispose of space and bringing the two together is the key to success. If a ‘marriage’ can be quickly agreed and deals are done then happy sellers and buyers ensue!

Never has this been more apt than in a deal completed recently by Tim Gilbertson of FHP with the off-market sale of substantial warehouse space on Cotes Park Industrial Estate at Alfreton, just off the A38 and Junction 28 of the M1 Motorway.

Tim Gilbertson of FHP commented:

“Having been appointed by the vendors Grangers International Limited, in advance of their expansion and relocation to a new purpose-built facility on the M1 Motorway, we were asked to dispose of their current building.

“Having known Grangers for some time and their intentions to relocate, I was delighted by this as their building offered good quality storage or potential production space in a great location. Knowing who is in the market is always key and I was immediately certain that there were any number of parties that should want to buy this building.

Nevermore so than in this case. With just one phone call, I was able to speak with the party I thought would be most suitable to buy it and within a matter of hours a deal was agreed and solicitors instructed.

Not only did this enable me to put together the ideal ‘marriage’ of keen purchaser and seller but also construct a deal whereby Grangers stayed in occupation for a few months post completion whilst their new facility was being finished, enabling them to move at their leisure whilst knowing that a sale of their facility had been concluded and the money was in the bank.

Again, it is a case of who you know as well as what you know being key to bringing together vendors and sellers to create smooth and effective transactions that suit all parties.

The deal concluded sees Slimming World able to continue to grow and maintain their presence in the local area.

Having a small hand in Grangers relocation and enabling their continued expansion in the region as well is equally satisfying and I wish both parties well for the future.

I am pleased to say that we still ‘know’ many other parties in a similar position looking to buy or rent space in the region and we hope to announce further engagements and marriages, in the property sense at least in the very near future!”
