Primrose Holdings seals key acquisition at Strawberry Fields and work commences on Digital Office Park

Strawberry Fields on Euxton Lane in Chorley, is now going ahead after Chorley-based developer and property company Primrose Holdings secured the purchase of land close to J8 of the M61. Work started immediately on creating Chorley Borough Council’s element of the land, the Digital Office Park.

Strawberry Fields also has an existing outline planning consent for a mix of uses including residential, retail, offices, a care home and industrial and comprises approximately 25 acres adjacent to Chorley Hospital on Euxton Lane and about 1 mile north of Chorley Town Centre.

Ivor Farnworth of Primrose Holdings commented that: ”Strawberry Fields offers a unique opportunity to deliver a genuine mixed use development, which fits the Primrose vision going forward and offers the local authority and the local community a carefully masterplanned blend of high quality residential and genuine new employment. Unlike other larger development sites in the area, Strawberry Fields has an existing planning consent and is therefore immediately deliverable.”

One of the key elements to the development is a 50,000 sq ft Digital Office Park being delivered by Chorley Borough Council with the assistance of an ERDF grant, which is anticipated will create hundreds of new jobs in the borough.

Primrose have been working closely with Chorley Council to ensure that the Digital Office Park is delivered as quickly as possible, and work on the procurement of the Spine Road will start shortly. This is the key to opening up the site and delivers access to each of the development zones.

Councillor Alistair Bradley, Leader of Chorley Council, said: “We are delighted that Primrose, a local developer, has stepped in and is focussed on delivering this key strategic site for Chorley. This is one of the most significant business developments to happen in Chorley for a generation and it will drive forward economic growth. The Digital Office Park has been estimated by independent experts could generate an additional £18.5 million for the Chorley economy.”
